A contract assignment is not automatically improper. The important question is whether you understand who is contracting, whether that buyer expects to close or assign, what the contract permits, how cancellation works, and what you are expected to allow before closing.

The current Utah Division of Real Estate state-approved purchase contract restricts assignment without the seller's prior written consent, subject to its defined permissible-transfer language. Another contract may use different terms, so read the exact document and obtain qualified legal or title advice when needed.
